Homes at Ledgemere
Ledgemere has several townhouse styles, which the community documents call "L" units, "Star" units and "Deck" units. Some Deck units have a den on the main floor and a finished second floor. Many homes have a private deck or patio, and some have garages. Every home has a designated parking area shown on the community's parking plan.
The exteriors are kept uniform so the buildings look consistent and property values hold. Exterior colors (such as Aztec Bronze for storm doors and window frames), window and door styles, and similar details are set by the Board. See Architectural Modifications.
How the community is run
Board of Governors
The Ledgemere Country Condominium Association is governed by a volunteer Board of Governors, elected by unit owners. The Board adopts the budget, sets the rules and regulations, and approves exterior changes. It meets on the third Wednesday of each month.
Professional management
Day-to-day operations are handled by the managing agent, FirstService Residential, along with an on-site superintendent. FirstService handles service requests, collects fees, and manages vendors such as landscaping, snow removal and painting.
Annual meeting. All unit owners are invited to the annual meeting, usually held in the spring, and owners receive notice ahead of each one. Opt in to email announcements on the Resident Portal so you don't miss it.
Attending Board meetings. Owners are welcome at the open session of the monthly Board meeting, but must submit a request each time they plan to attend, through the Resident Portal or by calling management. If you'd like to speak to the Board, include a short subject so there's room and the topic can go on the agenda. Renters and tenants may not address the Board directly; owners should represent their tenants' interests if needed. Executive sessions are closed, because they may involve private or personal information.
Join the Board. The Board depends on volunteers, and new members are welcome. Board members are elected by the owners, and owners who want to serve apply as part of the annual meeting process. Watch for the annual meeting notice for details on how and when to submit your name.
Current projects
- Roof replacement. The community is replacing its roofs in phases, and all roof replacements are scheduled to be complete in 2027. Tree removal and pruning around the buildings in each phase is part of the preparation. Please don't knock icicles off the new shingles yourself; open a ticket instead.
- Landscaping. Village Green is the community's landscaping contractor for 2026.
- Rules update. The Board is reviewing and updating the community rules and regulations.
- Siding, decks and paving. The reserve fund is also paying for siding and deck repairs now, and paving is planned in a few years. See Finances & Budget.
- Exterior painting. Buildings are repainted on a rotating schedule. Management can tell you when your building is due.
