The association's landscaping contractor maintains the lawns, shrubs and trees across Ledgemere. Owners are welcome to add plantings near their homes, within a few limits.
What you can do without approval
You may plant flowers, at your own expense, in the lawn area directly adjacent to your own unit, no more than 25 feet out, measured perpendicular (straight out) from your unit's exterior walls. The Board may ask for a planting to be removed, with 10 days' written notice, if it finds the planting unsightly or inappropriate.
Planning to add shrubs? Please check with management first, through the Resident Portal, before you plant.
This is not 25 feet in any direction. The allowed area is only the lawn straight out in front of, behind or beside your own unit's walls. It doesn't extend at an angle beyond your corners, and it doesn't reach the lawn in front of a neighbor's unit. If you're not sure whether a spot qualifies, ask management before you plant.
What needs Board approval
Anything beyond simple plantings needs written approval from the Board before any work begins. That includes:
- planting outside the area straight out from your unit's walls, or more than 25 feet out,
- pathways, retaining walls and edging,
- raised beds and new flower beds, anywhere on the common areas,
- landscape lighting.
How to request approval
- Fill out the General Building and Landscape Request form.
- Include a detailed description and plans of the proposed work. The Board has standards for some items, such as retaining wall materials, and management can provide them. Refer to them in your request.
- Submit it as an Architectural Modification request on the Resident Portal.
- Wait for written approval, and follow any conditions the Board sets.
Your account must be current on fees and assessments when you submit a request. See Architectural Modifications for the full process.
Your responsibilities
- You maintain what you install, at your own cost, and so do future owners of your unit. If an approved project isn't maintained, the Board may require it to be removed and the area restored, with 10 days' notice.
- Landscaped areas remain common property. Planting a garden doesn't give you the right to keep other residents out of it.
- Owners are responsible for the association's costs, including attorney's fees, if the rules have to be enforced.
- Landscaping installed before these rules were adopted can be approved by submitting a Request for Consent to Prior Landscaping form, available from management.
