Living in a condominium means sharing walls, driveways and grounds with your neighbors. This page sums up the everyday rules that keep Ledgemere quiet, safe and attractive. Topics with their own page are linked below.
Noise and quiet hours
- Quiet hours are 11 PM to 8 AM. During these hours, music, TVs and instruments must not be audible in neighboring units.
- Residents are responsible for noise made by their guests, family and pets at any hour.
- Between 11 PM and 8 AM, common areas (including decks) are for walking through and parking only.
- The walls are thin. Headphones and rugs are a big help to your neighbors.
Use of homes
- Homes are for residential use only. A home office is fine as long as there are no clients or employees on site, no signs, no visible business activity, and no extra traffic or more-than-normal deliveries.
- Owners are responsible for keeping their own homes in good order. That includes clearing snow, leaves and trash from their decks and having fireplace chimneys cleaned.
- Have a fireplace? Your chimney must be inspected every 2 years, as required by the association's insurance, and you must submit the inspection report to management through the Resident Portal.
- Structural changes require the Board's written approval.
Decks, patios and common areas
- Decks are for normal use: outdoor furniture, container plants and similar items. Decks may not be enclosed or covered with awnings.
- Nothing may be stored on the common areas, including under decks. Lawn furniture, grills, sandboxes and kiddy pools may be used on the lawn temporarily, but not left out for long periods.
- Firewood may be kept under decks or in Board-approved areas, always at least 3 feet from the buildings.
- Nothing may be hung or displayed on building exteriors or common areas. That means no signs, awnings, shutters, exterior antennas, or laundry hung outside. Small items such as a hose hanger near the spigot, a thermometer or a name plate are fine.
- Don't sweep or throw anything from your home onto the common areas, except snow cleared from decks and stairs. Don't shake rugs or mops from windows or decks.
- No yard sales on the common areas.
- Window air conditioners and fans are allowed as long as they don't stick out past the window frame. Central air needs Board approval.
Grills, fire pits and open flames
- Charcoal grills are not allowed to be used or stored anywhere at Ledgemere. The fine is $50 for a first offense.
- Fire pits of any fuel type (wood, gas or propane) are not allowed.
- Nothing else with an open flame is allowed either, such as tiki torches.
- Don't keep flammable or explosive materials beyond normal household products in your home.
Attics
- Attic space above your unit may be used for normal household storage. Set boxes on ½-inch plywood (or equivalent boards) spanning at least two ceiling joists.
- No paints, chemicals or flammable liquids may be stored in attics.
- TV antennas and satellite dishes may go in the attic, as long as they don't interfere with a neighbor's reception.
- Owners pay for any damage to ceilings or structure caused by attic use.
Satellite dishes and antennas
- Dishes up to 1 meter (39.4") may be installed only within your own deck or patio area. They may never go on roofs, lawns or other common areas.
- Run wiring through a window or slider frame, not through the building walls, and keep dishes at least 2 feet from power lines.
- Contractors installing a dish must carry $500,000 liability insurance and workers' compensation, with the Condominium named as an insured.
- Notify the Board using the FCC form available from management. Transmitting antennas are not allowed.
Vehicles
- Dirt bikes, ATVs, snowmobiles and other vehicles that aren't street-legal in Massachusetts may not be ridden anywhere in the community.
- No commercial auto repair in garages or parking spaces.
- Oil changes are allowed in your own exclusive-use space with cardboard or a drip pan underneath. Clean up spills right away with kitty litter or oil-dry.
- Use proper jack stands or ramps, never blocks, bricks or wood. Never leave a raised vehicle unattended, or on stands overnight (11 PM–8 AM).
- No noisy repairs between 11 PM and 8 AM.
Holiday decorations
Decks and windows may be decorated starting the day after Thanksgiving. All lights, greenery and decorations must be taken down by January 31. Decorations displayed outside that window carry a $25 fine.
Reporting problems and damage
Report any damage to your unit or the common areas promptly. For routine issues, submit a service request on the portal. For urgent issues such as water leaks or fallen trees, call FirstService Residential 24/7 at 617-221-1000.
