Ledgemere is professionally managed by FirstService Residential. Most association business happens through the online Resident Portal, where you can pay fees, submit service and modification requests, download forms and documents, find help articles, and choose how you get community announcements.
Register for the portal
- Go to the Ledgemere Resident Portal (or portal.connectresident.com).
- Click Login, then choose Create Account.
- Register with your email address.
- Link your account using your home address or account number.
Need help registering or linking your account? Call 24/7 at 800-870-0010.
New to Ledgemere? After you register, please fill out the census form on the portal, or download the fillable census form (PDF) and submit it to management through the portal. It includes contact and vehicle information, so management can reach you during storms or before a car is towed. Long-time residents: please check that your information is still up to date.
Mobile app
Search for Connect Resident in the Apple App Store or Google Play, then log in with your portal account. The app covers payments, forms, documents and community news, and you can attach photos to service requests right from your phone.
Submit a service request
Notice a common-area maintenance issue, such as a damaged gutter, a broken light, a downed branch or a drainage problem? Submit a service request on the portal.
- Log in and click Service Request on your dashboard (or open the menu and choose Services → Service Requests).
- Choose the right category and describe the issue in detail.
- Attach a photo if you can.
Management is notified right away, and you'll get email updates as the request progresses.
Urgent issue? For emergencies such as fire, medical or a crime in progress, call 911. For urgent property problems like active water leaks, fallen trees or a safety hazard, call FirstService Residential 24/7 at 617-221-1000.
Pay your association fees
Fees are due on the 1st of each month, and a $25 late fee applies to payments received after the 15th. The Supplemental Condo Fee 2024-2028 is due on July 1, August 1 and September 1 of each year from 2024 through 2028.
- Online (recommended): log in to the portal and click Make Payment. This links your account to ClickPay, which accepts ACH/direct debit and credit or debit cards. ClickPay opens in a new window, so allow pop-ups. You can set up recurring automatic payments.
- By check or money order: make it payable to Ledgemere Country Condominium Association c/o FirstService Residential, write your account number on the check, and mail it to the payment address listed in the portal's Info Center.
- Payment help: ClickPay support is at 888-354-0135 (option 1, Monday–Friday, 9 AM–8 PM ET). For security reasons, ClickPay cannot take card or bank details over the phone.
- Account questions (disputes, refunds, misapplied or missing payments): submit an inquiry on the portal or contact FirstService Resident Support.
- Late fee waivers: submit a request with details on the portal. Waivers need Board approval and are usually granted only in extenuating circumstances.
- Please don't place a stop payment on a check. Contact Resident Support instead.
Selling or refinancing: resale packages
If you're selling your home or refinancing, the required condominium documents (resale certificate/6(d) certificate, governing documents, payoff balances and lender questionnaires) are ordered online:
- Visit FirstService Residential: Order Documents & Certificates.
- Enter the unit's ZIP code (01721) to reach the ordering site.
- Register an account if you don't have one, then order a Resale Package or Mortgage Questionnaire.
Insurance certificates
The association's master insurance policy information and certificates of insurance (often requested by mortgage lenders) are available through the Resident Portal. If you can't find what you need, contact FirstService Residential.
Community email announcements
Not getting community emails?
- Make sure your email address is on your portal account and that your communication preferences are set to receive email.
- Check your spam folder. If messages keep landing there, send a written request through the portal asking to receive community email, and FirstService can help with spam filtering.
