This page is for current owners, prospective buyers, and real estate and lending professionals.
Association fees and assessments
- Monthly common-area fees are due on the 1st of each month. Payments received after the 15th incur a $25 late fee.
- The Supplemental Condo Fee 2024-2028 is paid in three installments each year from 2024 through 2028, due July 1, August 1 and September 1.
- If a delinquent account is sent to the association's attorney, the owner is responsible for the attorney's fees and collection costs, as Massachusetts law (M.G.L. c. 183A §6) allows.
- Owners must be current on all fees, fines and assessments before submitting landscaping, building or other modification requests.
Fees fund the community's operating budget and reserves. See Finances & Budget for the current approved budget, and Resident Services for how to pay.
Insurance
- The association carries a master insurance policy on the buildings and common areas. Certificates for lenders are available through the Resident Portal.
- Owners should carry their own unit-owner (HO-6) policy for interior finishes, personal property, liability and loss assessment. Ask your insurance agent what coverage fits.
- Promptly report any loss or damage to your unit or the common areas to management, and cooperate with any claim.
- Don't do or keep anything that would raise the association's premiums or put its coverage at risk.
- Fireplaces: the association's insurance requires owners with fireplaces to have their chimney inspected every 2 years and to submit the inspection report to management, through the Resident Portal.
- Regular plumbing checks help avoid water claims, which affect the master policy renewal for everyone. See the Seasonal Guide.
